General Rental Terms and Conditions
General
Executive Homes International acts as letting agent for the owners of the property. The hiring contract is between the hirer and the owner of the property for which the booking is made and incorporates the conditions set out below. In all legal respects the hirer is liable to the owner and vice versa.
Hiring Contract
The person who signs the booking form certifies that he or she is authorized to accept the booking conditions on behalf of all persons mentioned on the booking form, including those substituted or added at a later date. The signatory must be a member of the party occupying the property and must be 18 years old or over.
Obligations of the Hirer
The number of persons (including infants) occupying the property may not exceed the maximum number of persons as mentioned on the booking form. The parking of caravans and/or campers, or the pitching of tents on or near the grounds of the property is strictly forbidden. Owners reserve the right to terminate the hire without notice and without refund in case of breach of these conditions. The hirer will take good care of the property and will leave it in the same condition as found upon arrival. The hirer will permit the owner or his representative access to the property in order to carry out urgent maintenance. The necessity of such maintenance to be judged by the owner. The hirer agrees to pay for any damage to the property caused or arising during the hiring period, such as breakages, losses or damage to fittings, fixtures, etc. up to full rebuilding or replacement cost. We strongly recommend adequate insurance cover be made by the hirer and each member of the party occupying the property.
Arrival and Departure
The owner or his agent will expect you on the first day of the hiring period between 17:00 hrs. (5 pm) and 19:00 hrs. (7 pm) local time. You are requested to leave the property on the last day of the hiring period before 09:30 hrs. (9:30 am) local time. Damages to the property or its contents should be assessed before departure time and mentioned on the damage form to be signed by the owner (or his agent) and the hirer. Telephone cost and excessive cost for restoring the property to its former state will be settled directly between the hirer and the owner or his representative.
Payment
Bookings are to be accompanied by a deposit of 50% of the total rent, plus insurance cost (if required). The balance of the rent plus a damage deposit of 5% of the rent (minimum deposit €500.00) must be paid 6 weeks before commencement of the hiring period. All payments to be made to Executive Homes International or its parent company Seaview Properties SL. Payments can be done by bank transfer or online by Credit Card (Visa, Diners Club, American Express and Master Card).
Non availability of the Property
If for any reason beyond the control of Executive Homes International, e.g. fire damage, death of the owner, sale of the property, the property is not available on the date booked, all rent paid in advance will be refunded in full. The hirer shall have no further claim against the owner or Executive Homes International.
Alterations to Bookings
Requests to alter bookings after confirmation must always be put in writing to Executive Homes International.
Complaints
Executive Homes International has endeavoured to ensure that the information provided is accurate, however we cannot be held responsible for any changes to the property made by the owner or caused by catastrophes of any kind. In any case we cannot accept liability greater than the amount paid by the hirer for the accommodation. In order to enable Executive Homes International to rectify any problem, complaints must be made immediately upon occupation of the property. Complaints received after the end of the hiring period cannot be accepted and will not be refunded.
Damage Deposit
All bookings are accepted on the condition that the hirer is responsible for and will pay for any telephone calls, damages, losses and/or breakages to the property occupied, including such damages (if any) which may only be discovered after departure. Therefore a damage deposit of 5% of the rent (minimum deposit €500.00) must be paid in advance. The deposit will be refunded within 4 weeks after departure, after deduction of telephone cost and/or damages (if any).
Prices
All prices mentioned on the booking form are final.
Cancellation
If the hirer wishes to cancel a booking he should advise Executive Homes International immediately by telephone, followed by a written confirmation. Upon receipt of such a confirmation Executive Homes International will (without obligation whatsoever) use their best endeavours to obtain a replacement. If successful, the already paid rent will be refunded, less a handling charge. If Executive Homes International is unable to re-let the property, the hirer will be obliged to fulfil the hiring contract and pay the rent or the balance thereof.
